How do shed setbacks work in Colorado?
The short answer
A setback is the minimum distance your structure must sit from property lines, roads, and utility easements. Setbacks apply even when a shed is too small to need a permit, and they are set by your city or county zoning district — not by us. Setbacks are the zoning rules that decide where on your land a building may sit. They are measured from property lines, road rights-of-way, and easements. Unlike the permit exemption, setbacks apply to every structure, including a permit-free 10x12 shed.
The four measurements that matter
- Side and rear setbacks — often 5 to 10 feet on platted city lots, larger in rural zoning districts.
- Front setback — measured from the right-of-way, not the curb or the edge of pavement.
- Easements — utility, drainage, and access easements are usually off limits entirely; a building inside one can be forced to move at your cost.
- Separation from the house — some jurisdictions require a minimum distance between an accessory building and the dwelling for fire separation.
Find your numbers before you order
Pull your plat or survey and look for dashed easement lines. Then call your county planning or city zoning desk with your address and zoning district and ask for the accessory-structure setbacks. Write down who you spoke with and the date. On corner lots and flag lots the front setback logic changes, so ask specifically.
Give yourself working room
Even where a two-foot setback is legal, leave three feet or more around the shed. You will want access to paint, clear snow, and keep siding dry — buildings crammed against a fence trap moisture and shorten paint life.
