    1 year envelope. 1 year workmanship. 5 years major structural.

    Tier 1: Weather-Tight Envelope

    1 Year

    Exterior siding, roofing, window/door weather seals, house wrap, and roof/wall integrity against water intrusion.

    Tier 2: Shell Workmanship

    1 Year

    Framing plumbness, wall squareness, exterior trim fit, overhead door opening squareness, and slab levelness (if Builder-installed).

    Tier 3: Systems & Utilities

    0 Years

    Deferred to downstream trades. All interior MEP, drywall, insulation, and finish work are excluded.

    Tier 4: Major Structural

    5 Years

    Load-bearing wall studs, structural headers (including wide garage door headers), shear walls, engineered roof trusses, and concrete footings/slab (if Builder-installed).

    Key Hand-Off Guidelines

    • Third-Party Slabs/Foundations: If you provide your own foundation or slab, structural warranty coverage applies strictly from the wood sill plate up.

    • Subsequent Trade Penetrations: Any cuts, wiring holes, or roof/siding penetrations made by downstream contractors transfer weather-tightness liability for those areas to those installers.

    • Unconditioned Garages: Natural roof-deck surface condensation caused by extreme humidity or temperature changes in unheated garages is an environmental factor and is excluded from roof leak coverage.

    1/1/5 Limited Warranty Terms & Exclusions

    Please read these terms carefully before filing a claim.

    1. Scope & Transferability

    This Limited Warranty applies exclusively to the original contract signatory. Coverage commences on the formal Shell Hand-Off Date and is strictly non-transferable.

    2. Explicit Exclusions (What Is NOT Covered)

    To prevent liability overlap with secondary trades and environmental factors, the following are strictly excluded from all coverage tiers:

    • Systems, Utilities & Finishes (Tier 3): Electrical, sub-panels, garage door openers, plumbing, gas, HVAC, insulation, interior drywall/finishes, and 3rd-party garage door assemblies are fully excluded.

    • 3rd-Party Alterations & Penetrations: Any post-hand-off trade alterations, secondary trade penetrations (affecting weather tightness), and structural modifications by secondary trades (e.g., cutting, notching, or altering roof trusses, headers, or framing) instantly void coverage for the modified assembly.

    • 3rd-Party Foundations & Slabs: For structures built on 3rd-party slabs, structural guarantees apply strictly from the wood sill plate up. The following are entirely excluded: water intrusion at the sill plate caused by client slab height or grading; foundation settling, frost heave, and spalling; and any resulting framing movement, framing failure, or drywall cracking stemming from 3rd-party slabs.

    • Environmental & Material Norms: Roof deck condensation in unconditioned garages; normal concrete shrinkage or control joint hairline cracking (<3/16"); and damage resulting from a failure to fully enclose and dry-in the structure within 60 days of hand-off.

    • Consequential Damages: Loss of use, temporary housing, or damage to stored property, vehicles, and interior finishes.

    3. Claims & Inspections

    Claims require written notice within thirty (30) days of defect discovery.

    $250 Diagnostic Service Fee: If a site inspection reveals the reported issue stems from 3rd-party trade damage, owner neglect, or non-warrantable environmental factors, a $250 Diagnostic Service Fee plus labor will be billed to the Owner.

    4. Liability, Disputes & Good Faith

    Cumulative financial liability shall never exceed the original contract price for the shell build. All disputes are subject to mandatory mediation followed by binding arbitration. The Owner agrees to fully exhaust this formal dispute resolution process prior to publishing negative public claims. Publishing false or defamatory statements during an active claim constitutes a breach of this agreement and immediately suspends warranty services pending legal resolution.
